I’d mention Dunce but he’s still likely celebrating those back to back wins over the Colts & Falcons and is drawing up Jibbs contract extension.

Many many ways with some of the best being private placements. Those however tend to be illiquid and having high dollar minimums.

One way that falls in-line with Keep It Simple Stupid and can be accessed with no minimum investment amount is Realty Income Corp. (O).

My father was a realtor and as a teenager helped him flip houses. Latter I had a small part in various ownership groups of things like a motel and transmission repair shop. These were run by part of the ownerships for a time before reselling.

For the last 20 something years I've been working with an engineering firm in CA that specializes in land development. We have engineers, planners and surveyors so can take a project from conception through completion. I spend a lot of my time evaluating properties professionally for developers.

I like to keep my eye out for project properties that have development possibilities either for myself to purchase (small residential) or pass on to someone else. Because of my involvement in the industry I'm more aware of market conditions and can do my own due diligence. Makes me more comfortable investing in real property.

Currently the housing market is in a flux with the rising interest rates making home ownership less affordable. I have a project house that needs a bathroom gutted & remolded, carpet replaced and patio door installed. Already have someone that wants to rent it. Should pay for itself in 10-years if I keep it that long.

REITs as 95 suggest are a simple way to get exposure and they tend to pay good dividends. Investments can also be made in companies like KB Home (KBH), D R Horton (DHI), Lennar (LEN), Hovnanian (HOV), etc. I've worked with all of them.
